Brazil introduced its investor visa program through the Normative Resolution No. 36/2018, issued by the National Immigration Department under the Ministry of Justice. This resolution outlines how foreign nationals can obtain residence authorization through real estate investment in Brazil.

BRL 1,000,000 (approximately USD 200,000) » South, Southeast, and Central-West regions
BRL 700,000 (approximately USD 140,000) » North and Northeast regions

Type of properties

Properties located in urban areas, either built or under construction.

** The applicant may prove the real estate investment by acquiring more than one property as the owner, provided that the total value meets the minimum amounts listed above.

Physical presence in Brazilian territory

Unlike many programs, Brazil does not require permanent presence—just 14 days in the country every two years.
